UAE mortgages have a maximum term of 25 years, and the loan must be repaid by the borrower's 70th birthday (65 for some banks). Minimum terms are typically 5 years. Commercial mortgages are generally capped at 15–20 years.
Yes. We source both conventional interest-based mortgages and Shariah-compliant structures — primarily Ijara (lease-to-own) and Murabaha (cost-plus). Both are available from major UAE banks and Islamic finance institutions. We advise on which structure best fits your financial situation.
For expatriates buying their first property, a minimum 25% deposit is typically required. Additional costs to factor in include Dubai Land Department fees (4%), mortgage registration fee (0.25% of loan amount), valuation fees and broker commissions where applicable.
